Very good location, a it aside b the Arugam Bay beavh, very quiet. Staff is really helpful, although quite low... Rooms are clean and pretty big, good hotel overall.

We checked out after a few hours, they let us pay for one room and the other room was free (since we checked out without staying there).
Bedlinen & towels was dirty/wet. Toilet room was smelling and not clean. Toilet was not flushing. Outside guests came to use the pool, which made it crowded. It's suppose to be Swedish management, which is hard to belive! Photos are not showing the bad condition of the rooms.

I recently stayed at a hotel on a nice beach in a great location, and I was pleasantly surprised by the value for money. The hotel had basic amenities and the rooms were comfortable, with good AC and a fantastic view of the sunset. The staff were friendly and provided excellent service throughout my stay. I also enjoyed the breakfast, which was included in the price.
All was well, nothing to complain about.

Rooms are in need of refurbishment. No tv, no internet access, no toiletries provided, lots of mosquitos in room.

We had a fantastic stay at this beachfront hotel. The location was perfect, just steps away from the beautiful beach. The cleanliness of the hotel was impressive, and the facilities provided were top-notch. We were glad they had parking available and the transportation options were convenient. Moreover, being close to the airport made our arrival and departure hassle-free. The hotel staff was friendly and helpful, especially during breakfast service. We were pleasantly surprised by the early morning presence of the garden maintenance personnel, ensuring a serene and well-maintained environment.
Can honestly say there wasn't anything not to like.

Good location right on beach front near airport. Early wakeup call and knock on door for 2am airport trip much appreciated. The kind gentleness of the lady serving meals in the restaurant - I will remember her smile.
Overpriced "hotel taxi" to airport - $20 for 7km. The phone ringing twice in the middle of the night to wake me up at regular intervals - could have been anyone though.

Great location - good price
There were so many mosquitoes in my room that the staff sprayed them with fly spray then they had to use a broom to sweep them out there would have been around 60 of them. This is a very very basic hotel we used it only to rest and shower.

The hotel's location near the beach is wonderful. It is also conveniently located near the airport. the personnel working in the garden early in the morning create a peaceful atmosphere.
There is one negative aspect of the hotel that cannot be overlooked.

The location was great. Right on the beach.
In terms of value for money, the worst hotel we have stayed in, ever. It wasn't cheap for Sri Lanka, +/- £50 per night. The bathrooms were dirty with mould and brown streaks down the walls. The light fittings looked dangerous with exposed wiring. The beach front reastaurant, misleadingly named Negombo breeze, would have been nice if it didn't have (filthy) glass panels blocking the breeze. There weren't even ceiling fans. The result was a sweat box of a restaurant. A truly awful dining experience. The rooms had ventilation holes in the wall, which rendered the a/c useless. There was also no mosquito net, which meant we were bitten all night. We were supposed to stay two nights here as a relaxing end to our holiday travelling round Sri Lanka, but left after one. The front desk staff offered not a single word of apology when we listed the reasons why we were leaving, even when explaining that we would have to pay 50% of the cost for the 2nd night. Appalling customer service. To sum up, do not stay here!

It was close to the sea
The hotel is old, poorly maintained and lacking in facilities. There is no Wifi, or television in rooms. The bed lines and towels were old and of very poor quality For most of our stay the swimming pool was out of use. Breakfast was very limited.

Great price and close to the airport. There's a safe in the room and the staff was attentive.
The beach was dirty and in need of a clean-up. Our room was not in good condition, with old furnishings and the ceiling fan was broken.

The hotel is great value for money, as the prices are very reasonable considering its prime location right on the beach. The rooms with a balcony offer a fantastic view of the sunset, and the AC works really well to keep you cool during your stay. The breakfast provided is also very satisfying, giving you a good start to your day.
My stay at this hotel was more than okay.

The hotel's location is fantastic, right on the beachfront with a nice pool area and a great restaurant. The staff were very friendly and welcoming. The room was equipped with a safe and had a balcony with a nice view.
The hotel seemed outdated and could use some maintenance. The room wasn't very clean and had some issues with insects.
